Overview

The addition of a two-storey lift shaft on the rear of the property seeks to enhance the character of the Georgian Townhouse ensuring the new addition flows seamlessly into the old. In addition to the lift shaft construction, breaking through into the Lower ground floor into the mews house at the rear of the property. This was also carried out on the ground floor.

To completely renovate and undertake major internal structural changes, these included removal and widening of the stair core from the basement to the second floor, knocking through into neighbouring property, and also creating a two-bedroom dwelling on the first and second floors of the mews property. The current infrastructure needed to be increased and also future-proofed, new systems were installed in the mews house to include gas central heating, air-conditioned rooms, and also the ability to run a full BMS system if the client wishes to in the future. The neighbouring property had the boiler and water cylinder increased in size and a new underfloor heating wet system installed within the basement screed. At the planning stage, the project was agreed with conditions so we had to ensure that these items were met during the course of the build not only obtaining agreements from Westminster council but also from Grosvenor Estates this was to ensure we protect the listing on one of the properties while sympathetically renovating both properties.
